FRENCH SKI PROPERTY DEVELOPER EXPANDS INTO NEW AREA IN ALPS WITH ITS BIGGEST YET RESIDENCE DE TOURISME.Val Cenis scheme is the first of three planned by MGM for year-round holiday locations in the Haute-Maurienne.

Leading French Alpine property developer MGM has started work on the construction of the first phase of its biggest ever residence de tourisme, Le Chalet de Flambeau in the Val Cenis ski resort. Little-known by British skiers, it is a year-round holiday destination in the Haute-Maurienne region of France, close to the Italian border.

“This is a significant move for MGM,” says Richard Deans in MGM’s London-based UK sales office. “We have been keen to extend our activities into the Haute-Maurienne for some time. Having investigated a number of locations, we selected a 2.32 hectare (5.7 acre) site in a sunny location with panoramic mountain views between the old-established villages of Lanslebourg and Lanslevillard which comprise the Val Cenis ski resort.”

For MGM, the development marks the start of its expansion into a new region of the French Alps, providing the company with the opportunity to offer a new generation of high quality ski properties in the biggest ski resort in the Haute-Maurienne.

This week it announced that is planning other new developments in the region, notably at St Francois de Longchamp and La Toussuire.

Le Chalet de Flambeau comprises what is, in effect, a brand new street’ of eight detached chalets together containing a total of 197 one-, two- and three-bedroom apartments with floor areas ranging from 35 sq m to 75 sq m.

The residence is located close to the ski lift, giving access to around 125 km of pistes.

The first phase of the development – a total of 90 apartments within three chalets – will be ready for occupation prior to Christmas next year. All of the apartments are fully furnished and decorated. They have pine internal finishes with tiled and parquet floors. Each home comes with cellar storage, a ski locker and underground parking.

Facilities for use by residents at Le Chalet de Flambeau include an indoor pool with a glazed roof, and an additional children’s pool, a fitness suite, gym, sauna, jacuzzi and steam rooms, as well as one of MGM’s first own-brand Spas et Beaut� Montagne Centres offering a variety of beauty, massage and other treatments.

Val Cenis is 90 minutes by road from Chambery Airport. Grenoble Airport is a two-hour drive and Geneva Airport is two-and-a-quarter hours by road. In about four years time, a new high-speed rail link currently under construction will mean that, after changing trains in Lille, Eurostar travellers from London St Pancras will complete the journey to Modane, just 20 km from Val Cenis, in four hours.

Current off-plan prices of the properties at Le Chalet de Flambeau start at €159,000 for a one-bedroom apartment. The prices of three-bedroom properties start at €335,000. Prices exclude VAT at 19.6 per cent which is waived under the leaseback scheme.
