LAKESIDE HOMES IN ANNECY TO BE COMPLETED IN SUMMER
Strong demand from buyers of its apartments in the historic and picturesque lakeside town of Annecy in the foothills of the Alps in the Haute-Savoie region of France has prompted developer MGM to step up construction work to complete another new residential development in the town in July this year.

The firm’s success is underlined by the news this month that all but five of the 99 new apartments it has built in a peaceful location overlooking Lake Annecy are now sold, and only two are still available to buy in the nearby Parmelan area.
Eighteen months from now Annecy residents will know whether the town has been selected to host the Winter Olympics in 2018 – a decision which could see property values soar, predicts Richard Deans of MGM’s London-based UK sales office.
The apartments – some of which enjoy a glimpse of the lake – are on the outskirts of Annecy at Annecy-le-Vieux. They form part of MGM’s development Le Domaine du St Laurent. Taking its name from the nearby local church of St Lawrence, the scheme comprises 11 two- and three-storey buildings with an external design inspired by the area’s traditional Savoyard farm buildings.

Occupying three hectares (7.4 acres) of landscaped gardens edged by a woodland stream, the homes are set around a communal pool. Prices start at €366,000 for a two-bedroom apartment. All of the properties have a large terrace or balcony and come with a private underground garage.
The other scheme, with just two apartments available, is Villa Marine in the Parmelan area of Annecy. The contemporary-style development of 24 apartments is located in Rue Andr� Theuriet, just off Avenue d’Albigny – the town’s most prestigious address dubbed the Champs �lys�es of Annecy.’
A lakeside promenade provides a five-minute traffic-free level walk or bike ride to the town centre of Annecy which French people widely regard as the perfect place to live’ all year round. The town is a centre for sailing and watersports in summer, and half an hour by road from top ski resorts like Le Grand Bornand and La Clusaz.

Prices at Villa Marine start at €466,000 for a two-bedroom apartment of 72 sq m.
On an adjacent site, and being built in a similar style, is La Villa d’Artagnan. On schedule for completion in July, it comprises 18 homes ranging from one-bedroom apartments to a four-bedroom duplex.
Prices, which start at €295,000 for a one-bedroom apartment, include under-floor heating, an underground garage and cellar storage space.
Says Richard Deans: “In all of these developments the apartments are available for outright purchase. They are ideally located for purchasers seeking second homes or investments. For investors, monthly rental income from a two-bedroom apartment in one of MGM’s developments in the Parmelan area of Annecy is expected to be in the region of €1,400 to €1,500 during both the ski season and summer months.”
Annecy is just 30 minutes from Geneva Airport by car. Chambery Airport is 35 minutes away by road. By train, Annecy is around three hours by TGV from Paris and its Eurostar rail link with London St Pancras.
